How do you reroof a strip center without closing the tenants?

We section the work across the roof, starting at one end and progressing to the other. Active tenant areas stay below intact existing roofing until we reach their section. Loud tear-off work happens before tenant open time — typically 6 to 9 AM for retail, 6 to 10 AM for restaurants that open at lunch. Each section gets same-day dry-in so no tenant is exposed to an overnight weather risk.

What notice do retail tenants get before you start?

Written notice through the building owner at minimum 10 days before production, with the production schedule and the specific windows that will affect each tenant. We also confirm the production start date 48 hours before mobilization.

Does restaurant grease exhaust damage roofing?

Over time, yes. Grease vapor from cooking exhaust degrades standard TPO and EPDM flashing material at the penetration. We spec PVC membrane or PVC-coated TPO flashing at restaurant exhaust penetrations to resist grease degradation. On reroofs where the tenant mix has changed and a new restaurant exhaust stack is going in, we coordinate the exhaust location with the tenant's contractor so it lands in the area of the roof with the appropriate membrane specification.
